Investment Criteria

BRE's investment strategy focuses on increasing our presence in our primary Western U.S. markets. We're actively looking for opportunities to expand our portfolio.

We acquire high-quality properties built after 1980 with 100 units or more. We engage in single-asset transactions from $10 to $200 million, and portfolio transactions of any size. We focus on three types of apartment developments: garden communities, podium developments and wraps. That said, we're always interested in unique land and properties that are exceptions to the rule—from vintage buildings to special pieces of land.

While most of our transactions are cash, we may consider the assumption of existing financing. We are adept at urban infill developments located close to mass transit and other valued amenities of city life. Complicated deals are our strength; we enjoy the challenge, and have the experience to lead the way to outcomes where everyone wins.

We look forward to receiving proposals that include a full property description, including unit breakdown, square footage, asking market rents, amenities list, acreage and parking ratio. Please also include detailed operating statements for the year-to-date, the previous year-end operating statement, the current rent roll and tax bill, a location map, color photographs, and market information with sales and rental comps.
